Lighthouse Point canals are narrow enough that a few feet decide what fits. Fixed lifts, boat elevators and floating platforms each carry different setbacks here, so we choose the style after we know the numbers, not before.
Fixed lifts, boat elevators and floating lifts, chosen for your canal width and setbacks.
Docks and pilings kept inside the side setback corridor and the 30-ft piling limit.
Seawall repair and replacement, with the governing elevation confirmed for your address.
Six-month service for cables, motors, bunks, pilings and electrical, documented every visit.
“Marc always does a great job making sure my lift is at peak performance!”

Lighthouse Point regulates shoreline structures under its Shoreline Development rewrite (Ordinance 2024-1033) and former Code Sections 42-378 and 90-61. Instead of a percentage, the city requires clearance from the waterway centerline: 20 ft on waterways under 100 ft wide, 25 ft on waterways 100 ft or wider.
How to read the table below
| Your situation | The rule | What it means for you |
|---|---|---|
| A lift mounted on pilings or the dock, or davits | Your home’s side setback | Usually 8 ft on a typical waterfront lot zoned RS-3. We confirm your lot’s zoning and subdivision. |
| Older RS-3 lots | Usually 7.5 ft; 5 ft if the lot is under 60 ft wide | Your lot’s own side setback applies to lifts supported from land. |
| Elevator lift (the city code calls it a “boat elevator”) | 25 ft from each side property line | This is the lift that mounts to your seawall and raises the boat straight up the wall. It needs 25 ft from each side line and must stay 20 ft back from the canal’s centerline, or 25 ft back if the canal is 100 ft wide or more. |
| A floating platform or floating lift | Your home’s side setback | It must also stay 20 or 25 ft back from the centerline, the same as an elevator lift. |
| Pilings | Inside your side setback lines, extended into the water | Keep them at least 20 or 25 ft back from the centerline, and no more than 30 ft out from your rear property line. |
| A cover over a lift or platform | Not allowed | No awnings, roofs, bimini tops or similar covers. |
Measure from the waterway centerline back toward your property. Boat elevators, floating platforms, floating lifts and waterway pilings must preserve the 20-ft or 25-ft centerline clearance, pilings may not sit more than 30 ft from the rear lot line, and navigation must stay open.
| Waterway width | Centerline rule | Illustrative max. from each bank |
|---|---|---|
| 40 ft | 20-ft clearance | 0 ft; placement generally infeasible |
| 50 ft | 20-ft clearance | 5 ft |
| 60 ft | 20-ft clearance | 10 ft |
| 80 ft | 20-ft clearance | 20 ft |
| 100 ft | 25-ft clearance | 25 ft |
| 120 ft | 25-ft clearance | 35 ft; pilings still capped at 30 ft from the rear lot line |
* Assumes the centerline is halfway between two parallel banks and the rear lot line is at the seawall. Curved canals, unequal shorelines, riprap, canal ends and recorded rights-of-way can change the result. The City confirms the controlling centerline.
Lighthouse Point reviewers look for these items on every lift plan. We put each one on paper during your consultation, so the design you approve is the design that gets permitted.
Zoning district and subdivision.
Rear lot line or seawall location.
Measured at the lift location.
The controlling waterway centerline.
Side lot and side setback lines, extended waterward.
The lift and every piling, dimensioned.
Vessel outline in the raised position.
A waterfront project in Lighthouse Point may require approvals at the city, county, state and federal level, plus HOA or condominium sign-off where it applies. The path depends on your footprint and the environmental conditions at your shoreline. We map it before we quote, and we manage it through final inspection. The boat lift buyer FAQs explain each agency’s role.
Building, zoning, engineering and electrical approvals, as the project requires.
Environmental review of work in, over and next to surface waters, including lifts and pilings.
Authorization or exemption verification. A state exemption does not cancel local permits.
Work in navigable waters can require Section 10 authorization. Some minor lifts qualify for a general permit.
A lift can have the capacity and still be the wrong physical or legal fit. We confirm projection, side lines, water depth and the permit path before we recommend equipment.
Family-owned and operated in South Florida.
In-house installation. No subcontractors, no hand-offs.
Every installation backed by our Lifetime Workmanship Guarantee.
We install Neptune Boat Lifts, built for saltwater.
The same four steps on every Lighthouse Point project, from the first site visit to the service calls that keep your lift running.
We review your boat, your waterfront, and the code for your address, then design the lift or dock around all three.
We prepare the plans and handle the permit path end to end, so nothing gets built before it is approved.
Our own in-house crew builds it. No subcontractors, no hand-offs.
Twice-yearly service keeps your lift running and your warranty records documented.
Broward’s regional resiliency standard sets a minimum tidal flood barrier elevation of 5 feet NAVD88 when a seawall or seawall cap is newly constructed or substantially repaired or rehabilitated, or 4 feet for applications filed before January 1, 2035 that are engineered to reach 5 feet by January 1, 2050. Each municipality adopts and enforces it locally. We confirm the ordinance that governs your Lighthouse Point address before we design.
A new lift or dock does not automatically trigger a seawall upgrade. Whether it does depends on the scope of the work and the ordinance for your address. We check your wall’s condition and elevation while we are already on site, so there are no surprises after the permit is filed.
There is no percentage. Lifts, elevators, floating platforms and pilings must stay 20 ft from the waterway centerline on waterways under 100 ft wide, or 25 ft on waterways 100 ft or wider. On a 60-ft canal with the centerline halfway between parallel banks, that leaves about 10 ft from each bank.
Yes. A boat elevator must sit 25 ft from the side lot line. A standard fixed lift uses the parcel’s residential side setback, typically 8 ft on an RS-3 waterfront interior lot.
No. Awnings, roofs, bimini tops and similar covers over lifts, elevators or platforms are prohibited in Lighthouse Point.
Often, yes. With a 20-ft centerline clearance and the centerline halfway across, placement on a 40-ft canal is generally infeasible. We confirm the actual centerline before recommending an alternative.
Up to 28 ft on wider waterways. The channel always controls.
