Pilings resist the boat, the lift, wind, wake, current and soil movement. Damage at the waterline or mudline is often worse than it looks from the deck. Learn what an inspection covers, the warning signs, wraps versus jackets, and when replacement is the right call.

Lift and dock pilings resist vessel loads, lift reactions, wind, wake, current, impact and soil movement. South Florida’s salt, UV, humidity, warm water, marine organisms, storm surge and floating debris all accelerate deterioration.
Damage near the waterline or mudline can be far more serious than it looks from the deck, and a clean exterior does not prove the underwater portion is sound. That is why a proper inspection looks at the piling as part of the complete load path.
If a piling is visibly moving, badly split, severely corroded, undermined or separating from the structure, keep people clear and do not operate or load the lift until a qualified contractor evaluates it. Never enter the water near energized equipment.
A proper inspection looks at the piling as part of the complete load path, not as an isolated post. A diver, probing, sounding, measurements or an engineer may be needed when the critical area cannot be seen safely.
What we see from the dock and the water.
Where damage hides.
Repeated measurements and dated photos make slow movement or deterioration easier to spot. A documented record of inspections, repairs, wraps, hardware, storms and impacts can also support applicable warranties, subject to their written terms.
Good maintenance keeps water, organisms and movement out of the structure. It cannot restore capacity a piling has already lost.
What keeps pilings sound.
Where repair runs out.
Salt, UV, humidity, warm water, marine organisms, storm surge, wake, floating debris and electrical conditions all accelerate deterioration.
Stop loading the affected structure and call for an inspection if you notice any of these.
Loss of embedment, scour, impact, overstress, soil change or connection failure.
Decay, abrasion, marine organisms or hidden section loss. Have the full circumference and underwater zone evaluated.
Repeated movement, overload, corrosion or fastener failure. Do not just keep tightening.
Corrosion expansion, impact or chloride exposure. The surface can understate the damage.
Section loss, often concentrated at the splash or mud zone.
Piling movement, misalignment or structural distortion. Stop and inspect the whole system.
The structure is separating from the piling and the load path is compromised.
Alignment or support may have changed. Inspect before using the lift.
If a piling snaps, drops, rotates or moves, you hear loud cracking or the lift suddenly tilts, keep everyone clear and call immediately.
Boat Lift Installers LLC recommends professional service every six months. Exposed, high-use, high-current or older installations may need more frequent inspection. See how our boat lift service and repair program works.
The complete load path.
Prevent, repair or replace.
Keep service dates, contractor information, measurements, dated photos, repairs, wraps, coatings, hardware, storm and impact notes, invoices and recommendations. A documented history helps demonstrate required maintenance and can support factory and contractor installation warranties, subject to each warranty’s written terms.
Wraps and jackets serve different purposes, and the piling’s condition must be evaluated before either is chosen.
Best value on new or sound pilings.
A remedial repair for qualifying damage.
Replacement is considered when the piling can no longer provide a reliable load path or cannot be economically repaired. Piling replacement is structural waterfront work and may require local, state or federal review even at the same location. See our dock cost guide for planning ranges.
The piling can no longer carry the load.
Handled by our team, start to finish.
We inspect the entire load path (pilings, framing, lift mounts, beams, hardware and alignment) and provide a repair or replacement proposal based on your actual site.

Replacement is usually considered when a piling is broken, badly split, severely decayed or perforated, has lost significant diameter at the waterline or mudline, has shifted or lost embedment, or can no longer hold hardware. A site-specific inspection decides.
A preventative wrap goes on new or sound timber pilings to keep marine borers and aggressive water out. A concrete-filled jacket is a remedial repair installed around a qualifying damaged piling. Wraps installed early generally cost much less than jackets or replacement later.
Sometimes. Some damaged pilings qualify for a properly designed jacket or engineered repair. Severe section loss, movement or poor embedment usually still requires replacement.
Often, yes. Even a same-location replacement may need local building, zoning, environmental, submerged-lands or federal review depending on the site and scope. Never assume maintenance means no authorization. See the boat lift setback guide for local rules.
