On a quiet canal or the open Intracoastal, the Town measures your lift fully raised, from the recorded property line. We design to that number, keep the boat out of the channel and build it with our own crew.

Lauderdale-By-The-Sea sits between the ocean and the Intracoastal, and its canals put a premium on precise placement. We size the lift to the loaded boat, fit it to the Town’s projection rule and plan the dock and seawall around it.
Lifts measured fully raised and fitted to the Town’s 25% or 20-ft projection rule.
Docks, finger piers and pilings kept clear of the 5-ft side clearance areas.
Seawall repair and replacement, with the governing elevation confirmed for your address.
Six-month service for cables, motors, bunks, pilings and electrical, documented every visit.
“Marc and his team were communicative, professional, and informative throughout the whole process for my lift. The price was great, and the whole process was surprisingly seamless and stress free. I would recommend to anyone looking for a boat lift or dock.”

The Town regulates lifts under Town Code Section 30-311, Boats, Boat Lifts, Mooring and Docking. Measure the lift at its farthest waterward point while fully raised, from the recorded waterfront property line. The projection number is a maximum: the lift and vessel still cannot enter the navigation channel, extend beyond the allowed mooring area or enter either side clearance zone.
How to read the table below
| Your situation | The rule | What it means for you |
|---|---|---|
| Canals 100 ft wide or narrower | 25% of the canal’s width | Measured from your recorded property line to the far end of the lift, fully raised. |
| Wider than 100 ft, or the Intracoastal | 20% of the width or 20 ft, whichever is less | Stop sooner if the boat channel or an approved mooring area is closer. |
| Space from your neighbors, for structures | 5 ft from each side property line, extended into the water | No dock, finger pier, lift or mooring pile in this 5 ft strip. |
| Space from your neighbors, for the boat | 5 ft | The boat itself also stays out of both 5 ft strips. |
| A commercial Intracoastal lot next to a home | 10 ft on the home’s side | Applies to docks, piers, lifts and mooring piles along that shared side. |
| Marking your lift | A guide pole at least 6 ft above the water | With reflective marking at the outer end, standing at least 6 ft above the water. |
The Town defines the standard mooring area as 30% of waterway width, but that does not make the lift larger. The lift stays limited to 25% on waterways up to 100 ft, or 20% / 20 ft on wider waterways and the Intracoastal, and the vessel must remain inside the approved mooring area and outside the channel.
| Waterway width | Code calculation | Maximum lift projection |
|---|---|---|
| 40 ft | 25% x 40 ft | 10 ft |
| 50 ft | 25% x 50 ft | 12.5 ft |
| 60 ft | 25% x 60 ft | 15 ft |
| 80 ft | 25% x 80 ft | 20 ft |
| 100 ft | 25% x 100 ft | 25 ft |
| 120 ft / Intracoastal | 20% = 24 ft; compare with 20-ft cap | 20 ft |
| 150 ft / Intracoastal | 20% = 30 ft; compare with 20-ft cap | 20 ft |

Outer guide pole with reflective marking.
A waterfront project in Lauderdale-By-The-Sea may require approvals at the town, county, state and federal level, plus HOA or condominium sign-off where it applies. The path depends on your footprint and the environmental conditions at your shoreline. We map it before we quote, and we manage it through final inspection. The boat lift buyer FAQs explain each agency’s role.
Building, zoning, engineering and electrical approvals, as the project requires.
Environmental review of work in, over and next to surface waters, including lifts and pilings.
Authorization or exemption verification. A state exemption does not cancel local permits.
Work in navigable waters can require Section 10 authorization. Some minor lifts qualify for a general permit.
A lift can have the capacity and still be the wrong physical or legal fit. We confirm projection, side lines, water depth and the permit path before we recommend equipment.
Family-owned and operated in South Florida.
In-house installation. No subcontractors, no hand-offs.
Every installation backed by our Lifetime Workmanship Guarantee.
We install Neptune Boat Lifts, built for saltwater.
The same four steps on every Lauderdale-By-The-Sea project, from the first site visit to the service calls that keep your lift running.
We review your boat, your waterfront, and the code for your address, then design the lift or dock around all three.
We prepare the plans and handle the permit path end to end, so nothing gets built before it is approved.
Our own in-house crew builds it. No subcontractors, no hand-offs.
Twice-yearly service keeps your lift running and your warranty records documented.
Broward’s regional resiliency standard sets a minimum tidal flood barrier elevation of 5 feet NAVD88 when a seawall or seawall cap is newly constructed or substantially repaired or rehabilitated, or 4 feet for applications filed before January 1, 2035 that are engineered to reach 5 feet by January 1, 2050. Each municipality adopts and enforces it locally. We confirm the ordinance that governs your Lauderdale-By-The-Sea address before we design.
A new lift or dock does not automatically trigger a seawall upgrade. Whether it does depends on the scope of the work and the ordinance for your address. We check your wall’s condition and elevation while we are already on site, so there are no surprises after the permit is filed.
On waterways 100 ft wide or less, 25% of the waterway width. On wider waterways and the Intracoastal, 20% or 20 ft, whichever is less. The lift is measured fully raised, from the recorded property line.
5 ft from each extended side property line for the lift and for the boat. A commercial Intracoastal lot next to a residential property needs 10 ft on the residential side.
Yes. The Town requires a vertical guide pole of at least 6 ft with reflective marking at the outer end, staying at least 6 ft above the water.
No. The 30% mooring area governs where the vessel may sit. It does not enlarge the lift’s 25% or 20-ft projection limit.
Up to 28 ft on wider waterways. The channel always controls.
