Pompano Beach Code

Pompano Beach Boat Lift Setbacks & Waterway Projection

Pompano Beach regulates lifts under Code of Ordinances Section 151.03, Structures in Waterways. The rule works in two parts: a projection limit that depends on waterway width, and a 5-ft side clearance that applies to both the lift and the boat.

How to read the table below

SetbackThe strip along each side property line, extended out into the water, where the lift and boat cannot go.
ProjectionHow far the lift and the raised boat reach out from your seawall or property line into the waterway.
CenterlineAn imaginary line down the middle of the canal. Some cities make your lift and boat stay a set distance back from it so other boats can pass.
Zoning districtThe city’s category for your lot, such as RS-8. It sets your side setback. We look it up for your address.
Boat channelThe deeper boat lane in the waterway. No lift can reach into it.
Your situationThe ruleWhat it means for you
Canals 50 ft wide or narrowerOnly as far as the boat channelThere is no fixed number. The lift can reach out only to the edge of the boat channel, so your survey has to show where that channel is.
Canals wider than 50 ftUp to 28 ft, measured with the lift fully raisedMeasured to the far end of the whole lift, pilings included. If the boat channel is closer than 28 ft, you stop there.
Space from your neighbors5 ft from each side property line, extended into the waterNeither the lift nor the boat can sit in the 5 ft strip along each side.
If your neighbor agrees in writingSome structures may be approved closer than 5 ftOnly with a recorded agreement approved by the City Attorney. The boat itself must still stay 5 ft away.
A roof or cover over the liftNot allowedPompano Beach does not allow roofs or covers over the waterway (Sec. 151.03).

The Navigation Channel Always Controls

A lift or boat may never enter the navigation channel. On a waterway wider than 50 ft, the 28-ft allowance is only the outer maximum. If the channel boundary is closer, the lift stops at the channel.

Two City Sources Disagree. We Confirm Before Fabrication.

The City Engineering FAQ still shows older language limiting projection to 20% or 20 ft. The current codified Section 151.03(G)(4), amended through Ordinance 2023-20, allows up to 28 ft on waterways wider than 50 ft. We confirm the controlling number with City Engineering before any lift is fabricated.

Before Anything Gets Ordered

What Your Site Plan Must Show.

Pompano Beach reviewers look for these items on every lift plan. We put each one on paper during your consultation, so the design you approve is the design that gets permitted.

01

Reference Line

The code-defined measurement reference line.

02

Waterway Width

Measured at the lift location.

03

Channel Boundary

The navigation channel edge, exactly located.

04

Side Lines

Both side property lines extended into the water.

05

Raised Lift

The complete lift, fully raised, with every piling.

06

The Design Boat

Length and beam of the boat the lift is built for.

The Permit Path

Every Agency, Handled In-House.

A waterfront project in Pompano Beach may require approvals at the city, county, state and federal level, plus HOA or condominium sign-off where it applies. The path depends on your footprint and the environmental conditions at your shoreline. We map it before we quote, and we manage it through final inspection. The boat lift buyer FAQs explain each agency’s role.

City Of Pompano Beach

Building, zoning, engineering and electrical approvals, as the project requires.

Broward County

Environmental review of work in, over and next to surface waters, including lifts and pilings.

Florida DEP

Authorization or exemption verification. A state exemption does not cancel local permits.

U.S. Army Corps

Work in navigable waters can require Section 10 authorization. Some minor lifts qualify for a general permit.

Measure First. Buy The Lift Second.

A lift can have the capacity and still be the wrong physical or legal fit. We confirm projection, side lines, water depth and the permit path before we recommend equipment.

The Boat Lift Installers Difference

Why Waterfront Owners Choose Us.

35+ Years On The Water

Family-owned and operated in South Florida.

Our Own Crews

In-house installation. No subcontractors, no hand-offs.

Lifetime Workmanship

Every installation backed by our Lifetime Workmanship Guarantee.

Neptune Boat Lifts

We install Neptune Boat Lifts, built for saltwater.

Our Process

A Process Built On Precision & Principles.

The same four steps on every Pompano Beach project, from the first site visit to the service calls that keep your lift running.

01

Consultation & Design

We review your boat, your waterfront, and the code for your address, then design the lift or dock around all three.

02

Permitting & Project Prep

We prepare the plans and handle the permit path end to end, so nothing gets built before it is approved.

03

Construction & Installation

Our own in-house crew builds it. No subcontractors, no hand-offs.

04

Support & Maintenance

Twice-yearly service keeps your lift running and your warranty records documented.

Seawalls & Shoreline

Your Lift Is Only As Solid As The Wall Behind It.

Broward’s regional resiliency standard sets a minimum tidal flood barrier elevation of 5 feet NAVD88 when a seawall or seawall cap is newly constructed or substantially repaired or rehabilitated, or 4 feet for applications filed before January 1, 2035 that are engineered to reach 5 feet by January 1, 2050. Each municipality adopts and enforces it locally. We confirm the ordinance and elevation that govern your Pompano Beach address before we design.

A new lift or dock does not automatically trigger a seawall upgrade. Whether it does depends on the scope of the work and the ordinance for your address. We check your wall’s condition and elevation while we are already on site, so there are no surprises after the permit is filed.

FAQ

Pompano Beach Boat Lift, Dock & Seawall Questions

On waterways 50 ft wide or less, only as far as the navigation channel. On wider waterways, the current code allows up to 28 ft measured to the complete raised lift, unless the channel boundary is closer. Because a City FAQ still shows older 20% or 20-ft language, we confirm the controlling number with City Engineering before fabrication.

5 ft from each extended side property line, for both the lift structure and the boat. A recorded, City Attorney-approved neighbor agreement can allow certain structures inside 5 ft, but the boat must still stay 5 ft away.

No. Section 151.03 prohibits roofs and similar covering structures over waterways in Pompano Beach.

Yes. We prepare the plan, show the channel boundary and side lines, and manage city, county, state and federal approvals as the project requires.
